Flooding in the desert

Las Vegas gets little rain most of the year, but summer monsoon storms can drop a lot of water in a short time. Hard desert ground doesn't absorb it quickly, so runoff moves fast through streets, washes and low spots, and can push into homes and businesses.

Common ways flood water gets inside:

  • Under exterior doors and through garage doors
  • Through windows, window wells and wall openings
  • Through roofs and flashing during heavy rain
  • From yards and patios that slope toward the building

For water from inside the building, such as a burst pipe or failed water heater, see burst pipe and leak water damage. The cleanup is different.

Why flood cleanup is different

Water from a clean supply line is one thing. Water that flowed across yards, streets and parking lots before coming inside picks up soil, debris and whatever else it touched, so outside flood water is generally treated as contaminated.

That affects the cleanup. Porous materials the flood water soaked, such as carpet, pad, the lower part of drywall and insulation, are generally removed rather than dried in place. Remaining surfaces are cleaned before drying.

Not every water loss falls in the same category, so we evaluate the source and the affected materials on every job. Clean, gray and black water explained.

Stay safe first

  • Don't walk through standing water where it may have reached outlets or electrical equipment
  • Avoid direct contact with flood water
  • Keep children and pets out of affected areas
  • Watch for sagging ceilings where roof water has collected
  • Take photos of the water and damage when it's safe
