When water hits a commercial property

A leak in a commercial building is rarely just a cleanup job. There may be tenants to notify, customers or residents to keep safe, more than one suite or unit involved, and an owner, property manager and insurance adjuster who all need the same information.

Our role is to limit additional water damage, dry the structure properly and keep the people responsible for the property informed along the way. We focus on water mitigation only, so our attention stays on extraction, drying and documentation.

Our Process

How we handle commercial water damage

  1. 24/7 emergency call

Tell us what happened, where and who the contact on site is. We'll talk through immediate steps like shutting off water to the affected area.

  2. Assessment and moisture mapping

We identify the source, the affected suites, units or floors, and how far moisture has spread into walls, flooring and ceilings.

  3. Water extraction

Standing water is removed from affected areas. Commercial water extraction.

  4. Controlled demolition where required

Wet materials that can't be dried in place are removed in a controlled way.

  5. Structural drying & dehumidification

Drying equipment is placed for the affected areas. We plan equipment placement and work areas with you to help minimize disruption to occupants and operations.

  6. Moisture monitoring

Readings are taken and equipment adjusted until affected materials are dry.

  7. Documentation

Photos, moisture readings, drying records and affected-area information for the owner, manager and insurance representatives.

Some areas may need to be closed off while drying equipment runs. We'll discuss what to expect for your property; we can't promise zero downtime.

Communication and documentation

On commercial losses, clear communication matters as much as the drying equipment. We keep the contacts you designate informed about what we found, what was removed and how drying is progressing.

  • Photos of affected areas before, during and after mitigation
  • Moisture readings and drying records
  • Affected-area information by room, suite or unit where appropriate
  • Coordination with property representatives and insurance adjusters
Insurance documentation

Mitigation without the build-back pitch

We don't do reconstruction. Many property owners and managers already have contractors they trust for repairs. We handle the mitigation and dry-out, then hand off clear documentation so your repair contractor knows what was removed and dried.
